A new affordable and integrated supportive housing community in the Northeast Quadrant of the City of Rochester. The proposed development would provide a total of 164 new and high-quality affordable

apartments for individuals, families, persons with mental illness and survivors of domestic violence, including Extremely Low Income and Low Income households.

The proposed infill development consists of seven new buildings spread across three vacant and unused lots, which currently blight the neighborhood.

​Christa Development will create a workforce/affordable housing apartment community for individuals and families in Rochester. The 5 story, 114-unit apartment building is located on the active corner of East Ave. and Union St, formerly part of the City's Inner Loop redevelopment. Twenty units are reserved for Homeless Veterans with supportive services coordinated by Eagle Star Housing. At the north end of the site, a 2 story, Childcare Center is planned to provide affordable services to the downtown community.

 

Lock 7 Apartments

New construction of 80 apartments with a mix of one and two-bedroom units primarily targeting workforce family households. Forty total units will receive subsidy from the Empire State Supportive Housing Initiative (ESSHI), 20 of which are intended for family households with Severe Mental Illness (SMI) and 20 units targeting Frail Elderly households age 62+. Supportive services for these special needs populations will be provided onsite.

 

The development includes standard quality finishes, common areas including laundry, tenant community space, onsite management, surface parking and an outdoor recreation area.

 
 

Herkimer Gardens

As part of Governor Cuomo's Vital Brooklyn initiative, NYS Homes & Community Renewal has chosen Herkimer Gardens, a 118 unit mixed-use development with a significant emphasis on Supportive Services, to promote health and wellness for seniors in the Bedford Stuyvesant neighborhood. Federation of Organizations is both the Sponsor and the lead supportive services provider and is a leader in providing housing and daily living assistance to seniors in the NYC Metro area. In addition to housing, Herkimer Gardens will also include on-site urgent care facilities, a wellness center with physical therapy equipment, a food access assistance center, community and recreation space, a computer lounge and a variety of modern amenities designed for senior living and independence.

Friendship Lodge

New construction of a 64 unit, multifamily, affordable and supportive apartment building planned for a 34 acre site in Johnstown, NY. The building is laid out across two residential wings connected to a central hub, with 31 units of affordable workforce housing and 22 units of housing for homeless individuals with a mental health diagnosis, including frail elderly individuals with a mental health diagnosis and/or dementia. The project will also include the relocation of 11 current OMH supported housing units. 

 

Holland Circle Drive Apartments

New construction of 48-units, multifamily, affordable and supportive apartments. 24 units will be set aside for individuals with a mental health diagnosis. The residential units are split between four separate buildings connected to a central community hub. Site constraints related to protected wetlands will limit the project to 5 acres of developed area inclusive of the building, parking lots, walkways, landscaping, utility infrastructure and storm water management systems. The 3-story building will include amenities for residents along with case management and care coordination.

Cypress Avenue Apartments

​A 66-unit Intergenerational Residence on Cypress Ave in the Ridgewood section of Queens. Potential residents are currently homeless and at-risk families, individuals and/or young adults who have serious mental illness, and frail or disabled seniors who are homeless or at risk of homelessness. The five-story, 51,000 square foot building will have a lounge, community room, pantry, and office space for supportive services staff. 

 

Pitkin Avenue Apartments

A six-story, 58-unit affordable / supportive housing residence with program spaces for seniors with incomes up to 60% AMI, pursuant to Affordable Independent Residence for Seniors (AIRS) zoning. The 42,400 square foot building on the corner of Warwick St. & Pitkin Ave. in Brooklyn will include offices for supportive services staff, consultation and medication rooms, a community room, and computer lounge. The project is expected to meet NYSERDA’s Enterprise Green Communities 2015 Criteria with HPD Overlay and will include solar PV panels and green roof.

 

School Street Apartments

Demolition and new construction of a 7 story, 68,000 SF apartment building consisting of 80 units;  48 units for persons recovering from a mental illness and 32 units for income eligible individuals and families from the community.  The project will include roof top recreation space, laundry rooms, library, community recreation room and office for agency staff.

Star Park Apartments

​A 49,000 sq.ft., three-story, 50-unit new construction affordable and supportive housing development located at 135 State Fair Boulevard in 

Syracuse, NY. 30 units are reserved for individuals with a serious mental 

illness. The remaining 20 units will be reserved for individuals and families earning no more than 60% of the area median income (AMI). Onsite support services for tenants will be provided by Central New York Services.

Catherine Street Apartments

A four-story, 50-unit apartment building on Syracuse's North Side for low-income families and people with mental health conditions. The new building has arch-shaped architectural features to mimic the arched doorways of the largest of the three buildings that were demolished to make way for the new construction.

 
 

Greenport Gardens Apartments

A new 49,200 SF, 2 story wood framed, 48-unit workforce housing apartment community in Canandaigua, New York.  The complex features one and two bedroom apartments for income-eligible tenants, including onsite supported housing case management. This facility is 100% smoke free, with laundry facilities, community room and outdoor courtyard recreation area for residents.

 

East 165TH Street Residence
